Many have asked about present mortgages and owner financing.  There is no mortgage on the property. No owner financing. 


This is not a regular 'move-in-move-out' park for tenant owned mobile units.  It was set up with park owned units to handle people looking for efficiencies to rent out by the month,  with all utilities and maintenance (except for the propane cooking gas) paid for by the park.  Some of the residents have been there for years - some for 1 month.  These are low income working people who do not want to open utility accounts or be locked into a longer term lease.  None are drawing any government subsidies.

We purchased the park January 30 this year. Below is the P&L since operations began.  The park has a well for irrigating the landscape - but is on city water for the units.  There are three large septic systems in use.  The city is extending their sewer system into the area, but if you hook up with them it will run your costs up as they charge double whatever the water bill is for the sewer service.  So for a hundred dollar water bill you will pay two hundred for the sewer bill.

Costs are lower in the winter.  You are in citrus country - so temperatures are generally mild in the winter and no fear of freezing pipes.  In fact - the Valley is safer then most places in the U.S. from the ravages of nature such as tornadoes, floods, earthquake, fire, hurricanes, etc.  No place is without risk - but it is a minimum of risk here. Our park came through Hurricane Dolly without any damages. Some parks in the area had losses - which could have been a result of the tornadoes that sometimes spin out of these storms.

Harlingen is rated as the third lowest cost of living community in the United States and has one of the safest highway records for drivers in the country too. In fact there is a new expressway (83) that makes it easy to traverse the valley from one end to the other, making the beaches and amentities of South Padre Island only 35 minutes away. Mexico, with its cheap gasoline, inexpesive medical/dental facilities, cheap pharmacies, entertainment, etc. is easily accessible over several nearby motorist and pedestrian bridges.

There are three airports in the Valley, the biggest is Valley International (HRL) in Harlingen. Service is through American, Continental and Southwest airlines. Efforts are now being made to initiate passenger train service from San Antonio - which may help keep the airline prices down.

There are 5 mobile homes on the property that have had additional rooms added to them and then divided into 13 apartments.

We are in the process of making improvements to those apartments so that the rents may be increased. There is also space for two more small trailers to be added to the property for additional income - or a large trailer for the owner to reside.

The property is offered directly without the services of a broker. The contract/purchase can be arranged through the services of a real estate attorney - yours or ours.

South Texas Cities Along U.S.-Mexico Border Capture Investor Attention

MISSION, Texas, July 17 /PRNewswire/ -- If you've never heard of the U.S.-Mexico border towns of Mission and McAllen, Texas, it's in your best economic interest to remember them.
